Private Valuations and Homebuyer Reports & Home standard Surveys

Commissioning your own survey is a simple economical way to avoid unpleasant and costly surprises after moving in and in some cases a surveyors report may enable you to negotiate the price.

If you already have a mortgage valuation report it is still prudent to arrange a survey by your own surveyor. The consumers association WHICH? Magazine and the Council of Mortgage Lenders both give this advice, “A mortgage valuation report is prepared for the lender, not for you, the borrower. It answers only the lenders questions concerning the security of your loan. You cannot rely on it to answer the questions which concern your personal interests.” The NI Law Society and RICS recommend a Homebuyer Report or Home Standard Survey for all purchases of houses over 10 years old.

Homebuyers Reports (Replaced by Home Standard Surveys between March - August 2021)

A Homebuyers service is a standard format report and is designed specifically for residential property which are conventional in type of construction and are in reasonable condition focuses on essentials, defects and problems which are urgent or significant and thus have an effect on the value of the property, but also includes other valuable information. A homebuyer Report unlike a Building Survey provides not only a survey but also a valuation as an intricate part of the service. An inspection, the report and the valuation is an economical package which is priced mid-range (more expensive than a mortgage valuation but less than a building survey).

A surveyor’s main objective is to provide a service to assist the homebuyer to make a reasoned and informed decision on whether to go ahead and buy a property, take account of any repairs or replacements the property needs, and consider what additional advice you should be received before exchanging contracts.

The surveyor gives condition ratings to all visible parts of the property, garage and outside elements. Condition ratings are described as follows:

  • Condition Rating 1: No repair is currently needed. The property must be maintained in a normal way.
  • Condition Rating 2: Defects need repaired or replacing but are not considered to be serious or urgent. The property must be maintained in a normal way.
  • Condition Rating 3: Defects and or serious and need to repaired, replaced or investigated urgently.
